The New York Times recently reported that the average user spends about 50 minutes per day on Facebook.

To put that in perspective, the publication stated, “It’s more time than people spend reading (19 minutes); participating in sports or exercise (17 minutes); or social events (four minutes). It’s almost as much time as people spend eating and drinking (1.07 hours).”

Guess who else is spending nearly an hour per day on the world’s biggest social media platform?

Your future homebuyers and sellers are, of course.

With your potential clients constantly interacting with Facebook both on desktop and mobile, here are five of the best ways to connect (and even stay connected) with them on the social media giant.

 

  1.            Tell Them About Yourself

We’re going to assume you already have a published Facebook business page right now (and if you don’t, we can easily help set that up for you).

Go back and look at your “About” tab. You’ll want to make sure everything is up to date, including phone number, business address, and hours of operation.

More importantly, show your audience the niche you specialize in by using the real estate (pun intended) offered to you in the “Short Description” and “Long Description” sections. Then make sure your email address and website are correct just below.

In a perfect world, your short and long descriptions will be so engaging and enticing that your readers will contact you.

Bam! Now you have new (and very warm) leads.

 

  1.                        Call to Action Button

Having a clear call to action button in your header image is a great way to funnel folks directly where you want them.

Here’s a nice example by the popular brand, Dollar Shave Club. You can see the call to action button labeled “Sign Up,” which then places new email addresses into their CRM for future direct marketing.

The button could also say “Learn More,” which takes people directly to your website or custom landing page.

The call to action is entirely up to you; just make you have one.

 

  1.                        Video, Video, Video

Video is an incredibly powerful way to connect with clients on Facebook.

This is especially true when you’re promoting a new listing either through a Facebook post or ad. If potential homebuyers in your area are scrolling through their timelines and see a vibrant, gorgeous, and creative video promoting your listing, it greatly increases the chances they’ll engage with your content.

If the video is especially amazing, your leads may feel inclined to share it with their friends and family on Facebook, thus helping to spread the word even more.

 

  1.                        80/20 Rule

Once your Facebook page is looking spiffy and people are following you, always remember the 80/20 rule: Give them good, relevant, and engaging content 80% of the time that simply helps them in some way. Use the other 20% of your Facebook posts to promote specific listings or your business.

By using 80% of your posts to help and educate your audience, they’ll be much more receptive the rest of the time when you market to them directly.

 

  1.                        Respond as Quickly as Possible

When folks comment on your posts – whether it’s a video, link to an article, a new listing – try to respond as quickly as you can.

You’ll get notifications on your mobile device, so keep an eye out for everything from questions to disgruntled readers. By responding to them quickly, you’ll come across as a real estate agent who truly cares about her or his client’s needs and pain points.

Utilizing Facebook to connect with new homebuyers and sellers should be a no-brainer when it comes to your marketing efforts. From capturing new leads to promoting current listings, it’s easily one of the most effective ways to take your business to the next level.

Odds are, you are (after all, over 80% of agents and realtors use it.*)

Quite frankly, social media is a BFD (big freaking deal).
Just look around you. Folks are constantly on their phones checking their feeds.

With that said, I’ve compiled a list of tips to ensure you’re getting:

Politics aside, this is just bad news for your homebuyers.

Quick question – how do “changes that would make homebuying less attractive” sound?* Yeah, not so pleasant. I know.

Yesterday I came across this headline: “The California Association of Realtors says the Republican Tax Reform Plan will eliminate the incentive for people to buy homes, shrink the middle class, and raise taxes on hundreds of thousands of California homeowners.” *

Irrespective of your political party affiliation(s), this (especially the parts about diminishing homebuyers’ motivation to purchase homes, and increasing taxes on homeowners) is pretty unsettling news, to say the least.

Inventory is already low. Your homebuyers, in particular, should (no, make that NEED to) feel energized and confident, now more than ever.

This news calls for something that’s going to keep your homebuyers consistently pumped, optimistic and encouraged to have faith that their dream home is within reach.

Millennials: A New Source for Increased Listings.

Tim here, how’s your week going?
With inventory at record lows, it’s imperative to secure listing opportunities by any means necessary. Agreed?

This includes targeting the hottest homebuyer demographic in the nation: millennials.
The logic behind this? Your homebuyers become your homeowners, and your homeowners eventually become your home sellers. So, let’s start at the very beginning (a very good place to start) – pre-paving more listings by securing more homebuyers (i.e. – your eventual home sellers). Sound good?

A few critical statistics:
– “Millennials [are] the nation’s largest living generation.
– “Millennials make up 42% of all homebuyers overall, first-time or not.

Another recent report from the American Press Institute found that:

5 Social Media Tips You Probably Aren’t Implementing (But Should)

We’ve shown you recently how critically important social media is for your business (+ tips on how to gain more “likes” and followers). From marketing and repeat clients, to snagging new leads, social media can be one of the most impactful and cost-effective marketing strategies you’ll ever employ.

Today’s Tip of the Week is going to assume you know the basics of marketing on social media. That is to say, we’re going beyond just showing you how to advertise on Facebook or set up your X (aka Twitter) account. We’re going to show you a few out-of-the-social-box ideas that you either haven’t thought of before or just haven’t had the time to implement.

By using some or all of these ideas, you’ll discover additional ways to stay in close contact with your buyers and sellers.

Hootsuite

Some of us at PropertyMinder personally use Hootsuite – that’s how amazing we think it is.

The principle behind the platform is simple: It can be difficult to remember the specific days and times you want to post to social media to connect with the real estate industry and your clients. Hootsuite lets you schedule posts ahead of time to X (aka Twitter), Facebook, Google+ and more. It will even shrink URLs for you and show you how many characters you have remaining to type with for X (aka Twitter) compared to, say, Facebook. Then select the exact date and time you want the post to go live. Boom. Done.

80/20 Rule

80% of your social media posts should be engaging, entertaining, and helpful content for your potential homebuyers and sellers.

Save the other 20% for direct marketing of your services and/or to encourage clicks to specific pages on your website.

X (aka Twitter) Bots

This one sounds more intimidating than it actually is. No, you don’t have to be a computer engineer or know how to code to create a X (aka Twitter) bot for your business.

RealtyBizNews captures the essence of X (aka Twitter) bots better than we ever could, so we’ll let them take it away:

“X (aka Twitter) bots are basically just software programs that perform specific actions. It’s possible to program X (aka Twitter) bots to do more or less anything, from instantly responding to mentions, directly messaging users who follow you, or instantly follow someone that uses certain words and phrases. The good thing about X (aka Twitter) bots is they’re easy to write and maintain. You don’t need any special coding skills either – simply create a X (aka Twitter) account, go to apps.twitter.com and set up your own bot. Just program a specific search term and select an action the bot will perform when that search term happens.”

Where the millennials at?

Depending on your market, millennials may or may not be potential clients today, but they absolutely will be in the not-so-distant future.

What’s not as popular with this crowd: Facebook. What is popular? Platforms like Snapchat and Instagram.

Figure out where in the home buying funnel your millennials are, and then you can determine the best social media strategy to engage them.

The Power of Video

It doesn’t matter if all you have is an iPhone; you need to make videos – and the distribution of this content – an integral part of your social media plan.

Think how easy it is for people that follow you on social media to have your videos auto-begin in their Instagram or Facebook feeds. With absolute minimal effort, potential clients and revenue interacts with your content to thereby increase branding and awareness.

Social media is a highly effective way to market to your audience. When combined with emails, newsletters, and other methods that engage with the leads in your CRM, social media is yet another tool that sets you apart from the competition in your zip codes.
