“Seller’s Corner: keeps you right in front of your homeowners.
Everybody that you know that owns a home, owns an investment. And it’s your job to let them know what their investment is worth. That’s the premise that Seller’s Corner was built on.
Imagine you’re a stock broker, and all of these people invested in stock. And they don’t know anything. There’s no way of them tracking it. They’re just blindly sitting, money-invested. Nobody wants to live like that. It’s a scary predicament. So, people begin to educate themselves about when is the right time to sell. Same goes for your homeowners. So, reach out to them: ‘Hey, here’s your home. You bought it 5 years ago. This house in today’s market, is roughly about this…’ or ‘This house just went on the market. It’s similar to yours. Here’s how much it was listed for…’”
~ On power of social media:
“If any of your friends comment or like on your public post, it’s gonna expose that to everybody that they know. So, let’s say you have 200 friends. If 50 of those people “liked” your post, and commented on it, and they’re friends with 200 people – that’s 10,000. 10,000 human beings just saw that you’re a realtor. Some of them may not have a realtor and may want to see what homes look like on the market, and come to your website and look around.
Give yourself an actual fighting chance of connecting with somebody.
Even though they are searching Zillow, Realtor.com, and/or Redfin, they still need some human interaction. You’re an expert. Maybe they have some questions that aren’t being answered by their own research and it becomes cumbersome. So, make yourself present.”

On CRM marketing:
“Anything that you send your clients is a reason to get them to your website.
The point of marketing: getting someone to remember you past the point of initial contact.
Match your contacts with their “consumer status.”
Go beyond just ‘Buyers’ and ‘Sellers.’ Create sub-groups – ‘restaurant-lovers group,’ ‘golf-lovers group’ – reach out to people and share your experiences, coupons, suggestions, etc.”

“People who bought their home with you in the past should list with you when it’s time to sell. But for some reason they don’t. It has to do with the lack of communication during the life cycle of them owning a home. With Seller’s Corner – all you have to do is just set it up – and folks will receive automatic updates from you. You (and/or they) can control the frequency. It is worth every penny, it’s doing what you’re not capable of doing because you’re a busy person trying to make money.

Setting up searches for your homebuyers through the MLS is not doing anything good for your business. It’s simply sending listings to a customer. Our system sends listings to a customer – BUT in addition, when they’re looking at a listing, they’re looking at it on YOUR website.
When you upload photos to the MLS, everything is compressed and shrunk to minimize space. Nice thing about our new MLS Search is that we have purchased a separate server to house all of the large photos

It’s all about protecting your investment. NAR says that 80% of your database is going to choose another realtor – based on how people habitually market themselves.
Everyone in your database, at some point, is going to choose a realtor for some action – whether it’s buying a home, selling a home, etc.
Let’s make sure you’re always THE option.
Never assume that because you sold that person a house 10 years ago means that you’re going to be a part of their next transaction.

We all have clients that are nosey neighbors.
Ask yourself: Do I want every one of my (nosey) homeowners to go to an Open House and talk to another agent who is trying to grow their database? Do I want every one of my (nosey) homeowners to Google the address of the home for sale and end up on Zillow, submit their information and connect with a different agent?
~
You had a buyer. You showed them homes. You built a relationship.
Once they purchase a home – your marketing, inadvertently or otherwise, becomes remedial (sending general info, collective market snapshots, holiday greetings, etc.)
Seller’s Corner sets your homeowners (prospective sellers) on active, pending and sold neighborhood alert – effectively ensuring they are getting relevant, useful and – dare we say – inspiring information from you.

Make your website a hot spot of options. “Here’s my website – here’s what your home is worth and/or here’s access to active homes in the entire area you’re looking to settle down in.”
Regardless if somebody can buy it, it’s important to give somebody the ability to look. Make yourself (more specifically, your website) their one-stop access to photos, details, and insight on any and all homes and properties (including luxury locations and views).

“Across the United States the average person sells every 3 – 5 years. The average person also knows 3 realtors. Where do you fall? What number are you?”

“You want your customers to think about you as the sole person to help them with their property – because as their home increases in value and at some point they’re going to want to sell – you want them to think of you first. It’s the most logical and simple thought: “how can I get my customers to think of me first?'”
~ “Keep proper records – if you know 200 homeowners but don’t have their home address – fix that. Everybody that you helped buy a house – you should know that address, you should have a record of that address, update their contact record. This includes traditional marketing (postcards).”

“Home seller-based marketing includes, but is not limited to: Ways of improving their house(s). What homebuyers are looking for. Sending out comparable home values. Telling them what separates a house on the market for a long time vs. one that sells fast.”

An informed customer is the best type of customer – it means they are educated (by you) – and that they are not going to go out and educate themselves with the closest thing at hand.
